The Basics

Known locally as “Gunny”, Gunnison lies thirty minutes south of Crested Butte at the intersection of Highway 50 and Highway 135. Gunnison has its roots in ranching and mining, but by the early 1900s it became the first town on the Western Slope to have a college. Today, Gunnison still has several working cattle ranches and even a working mine in Ohio City. However, the big economic drivers are tourism and education. The town is home to approximately 6,500 people and 3,400 students at Western State University, making it quite a bit larger than Crested Butte and the surrounding areas. 

Why It’s Special

Gunnison boasts a range of year round recreation opportunities. The main attractions include mountain biking at Hartman’s Rocks Recreation Area, boating, water skiing and wakeboarding on Blue Mesa Reservoir, and of course fly fishing on the famous Gunnison River. There aren’t many towns around Gunnison, making it an ideal place to get away to. Similar to Crested Butte, the historic downtown is lined with unique shops, nice restaurants and plenty of places to grab a beer. Lodging is easy to come by, with everything from chain hotels to rustic cabins.

Real Estate

Gunnison is made up of all kinds of real estate– single family homes, condos, and multi-family properties. The Van Tuyl Village is one of the newer developments and it consists of a mix of single family residences and townhomes. You can also find properties just outside of downtown with great acreage and amenities like river access. Gunnison is more affordable than the north end of the valley and offers opportunities for affordable homeownership and investment properties. Gunnison is also a designated Opportunity Zone, which provides great tax benefits to investors!
